Protecting Equity with an IVA

One of the major downsides of the financial crisis, as experienced by thousands of homeowners in the UK, has been the dramatic reduction in the number of re-mortgage products available and gone now are the days of easy re-mortgaging.

The cycle is well established. For years people have built up equity in their property in one hand, whilst racking up unsecured debts in the other. They’ve then been able to restructure their borrowings and consolidate their debt into their mortgage, only for the cycle to begin again.

But now there’s a problem. Many people have built up their debts again but, as a result of changes in the market’s attitude, can’t find a mortgage provider prepared to release their equity.

Indeed, re-mortgaging has become so difficult for some that the only way left for them to access their property’s equity is to sell up, which is easier said than done in a stale housing market.

And this is where the IVA can sometimes provide a solution, for an IVA protects equity trapped in a property that would otherwise be vulnerable to creditors if they brought bankruptcy proceedings against the owner.

Personal finance advice for free food?

Liz wrote about how it pays to be a “jack of all trades” back in January, which inspired me to take on my own “off-the-wall” project: bartering personal finance for free food. Sitting in front of a real live person is much different from zooming thoughts into the blogosphere. There’s an information overload when you talk to one person: from childhood stories about money, to bank statements dug out from a file cabinet, to questions that fly out of nowhere. Over the past six months, one question that I quickly got used to was, “Well, how do you handle it?” I will write more about my lessons on this adventure in later posts.

For now, I’d like to add more details about how I accomplished this project. My goals were simple: I wanted to help my friends and have an excuse to talk about serious things, beyond the “hey, did you see the season finale of [show here] last night?” I realized that I wanted something in return and I settled for a free lunch, worth about $5-15. 10 Tips for Being a Better Negotiator

Let me just admit that I am a bad negotiator. When money comes up in a job interview, my palms start to sweat. But I know that being able to negotiate will mean better incomes, paying less on future cars and homes, and put me a step ahead of those who arent willing to try. So, I do it, and you should too. Here are a few tips:

  • Face your fear. You have a right to negotiate when discussing salary or buying big ticket items or services. And its a life skill you can’t afford not to have. Commit to trying and you may be surprised at the results.
  • Do your homework. For salary discussions, know what people in the same position and area make. For cars and other items: know the going rate for the item you want.
  • Talk to the right person. There is no use negotiating with a sales clerk or a potential colleague when higher-ups are the only ones who can make the call.
  • Keep calm. Stay pleasant, friendly and direct. G

Hey Doc, Is This Normal?

The title is referring to your savings and finance habits, not that wonky thing going on with your left eye. Almost every friend I have advised about personal finances has asked some variation of this question. I believe that “normal” is another word for “average” and too many people are okay with staying average when it comes to their finances. A better question would be, “am I on track?” which is much more complicated, and depends on your specific goals.

You’re probably thinking, “Nice cop-out there, Jean. But you didn’t answer my question!” Guilty as charged. So yours truly ploughed through hundreds of pages to arrive at some relevant statistics. Builders told to paint machinery pink

Builders could deter thieves by painting their tools and machinery bright pink, research suggests.

Tools and plant machinery are fundamental to the daily operations of workers in the construction industry and cost the UK an average of £1.5 million a week.

The Plant Theft Action Group, an alliance made up of representatives from the plant industry, insurers, the police and Government, claims that building-site burglary is a large problem in the UK and something needs to be done about it.

Research by academics at Birmingham City University Business School found that paining plant equipment fluorescent colour would help builders resolve one of the biggest problems of the construction industry, machinery and tools theft.

Professor of industrial innovation at Birmingham City, David Edwards, said that theft from building sites is commonplace, not only amongst petty thieves but also by organised gangs who use their ill-gotten gains to fund people trafficking, prostitution, drugs and even terrorism.
